One: Motivation.
This whole entire post, or any thought of achieving a goal for that matter, is meaningless unless you have strong motivation to conquer that goal. And I won’t bore you to death, nor pretend to be Dr. Phil, on how to build your motivation for that comes from within. The way I see it, if you are motivated for a goal, you’ll somehow find the energy and guidance…that “yellow brick road” to make it happen.
Otherwise, trash that goal and think of something else that gets you excited.
Two: Track It.
In my opinion, all of us have that “initial” motivation to start the process towards achieving a goal. But most people fail to achieve them because they don’t track its progress. I was lucky to be introduced into “tracking numbers” early in my twenties due to my work in the field of finance. It’s second nature. Despite the latter, for most of my goals I am pretty good at tracking their progress…a few others…I suck.
Here’s a personal example of a goal I am good at tracking:
In order to sell “X” number of properties per year, I have to go on “X” number of listing appointments per year. In order to go on “X” number of listing appointments per year, I have to generate “X” number of leads per year. In order to generate “X” number of leads per year, I have to talk to “X” number of people per year. Then divide that number of people per year by number of working days.
Now I know how many people I must talk to per day to achieve my sold properties goal. I have kept track of these numbers for 5 years, and it has not failed me. By keeping track of this, it puts things into an unemotional perspective. Each day I know how much fire must be put on my rear to bring home the bacon.
Is it exciting? Absolutely. Is it also painful? Heck yes. Especially when I fall behind. But this is the beauty of tracking progress. It lets me know when I am slacking or keeping up. As long as I keep up with the number of people I talk to, I am sure to succeed. And I don’t know about you, but I like bacon. Lots of it. It gets me excited!
Three: In Your Face.
You must see your goal and its progress E.V.E.R.Y. S.I.N.G.L.E. day. I personally see my goals in my computer in the morning before I do anything. No phone. No emails. No Facebook. Just my goals and I, in harmony. Sounds cheesy…I know 😛
There’s not much science to this advice, so I’ll leave it at that.

In summary, number of sold properties continue to decline back to levels seen at the beginning of the year, and prices barely remain flat if you look back to Jan 2014.
What’s the outlook? Not much until we get passed the holiday season. History dictates low activity during this time of the year, and 2014 shows no exception with 390 properties sold in Nov at an average price of $479,000 throughout southern neighborhoods in Miami-Dade County.
Average Single Family Home Price – Below graph details the comparison between the average home price YTD Nov 2010 versus YTD Nov 2014 by city.
Days On Market For Single Family Homes – It’s taking approximately 123 days for a property to sell from the moment it enters the market YTD Nov 2014. This figure has virtually remained unchanged throughout 2014. Surprisingly, homes located in “luxury areas” such as Coral Gables (115 days) or Pinecrest (138 days) have sold at a not so distant pace compared to more affordable locations such as Sweetwater (120 days) or Westchester (120 days). Typically, luxury homes tend to stay in the market for sale for a longer period of time relative to middle income single family residences.
Transaction Type – Single Family – The below graph details the type of sales taking place by city YTD Nov 2014. Coral Gables, Pinecrest, and Coconut Grove lead the pack with the lowest levels of short sales and foreclosure activity at just under 15% of total sales. This is pretty significant considering each of the other areas command short sales and foreclosure transactions at no less than about 30% of total units sold. That’s double the amount!
You’d think asking a toddler to stay still for a 20-second video would be a walk in the park.

But somehow we managed. On behalf of my family (Angie, Jake, Daniel and I), we wish you an amazing Thanksgiving and only the best for the remaining 5 weeks in 2014.
Yup. Only 5 weeks left. So, remember those goals you set on 1/1/14 around 12:02 AM while on a heavy buzz from that New Year’s party? You only have 5 weeks to achieve them!
My wife then reminds me that our son, Jake, is 3 years old. So I counter back…lets get him on a pony. Score!
So we Google a few places and wala….Redland Riding Academy comes up. We spoke to a kind lady to confirm time and price. Everything worked out way too smooth. They were ready for my son on demand and for only $20 per 20 minutes. You can’t beat that.
In addition, they gave us animal feed for the pigs, ducks, etc. Talk about bang for buck. Strongly recommend this place.
Warning: have a toddler that’s always going at 100 miles per hour like mine and will run fearlessly towards anything? Lookout for animal poop. What the heck. It’s a farm right. You can’t complain.
